Flexibly

Our revised design contemplates smaller, shorter peak demand and allows us to make this facility even more fmexible than

because it’s more cost effective and more easily removed.

Right Sizing

The added fmexibility

  • f the one-storey

units allows us to right size the facility as needed. This means that once short term demand is satisfjed, the rooms no longer required will be removed and there will not be a glut of inventory on the market.

Sight Lines

The reduced multi- storey footprint ensure better site lines from the street, fjtting in more congruently with the adjacent residential community.

Improved Aesthetics

We’ve taken measures to upgrade the facades, and beautify the sight lines with architectural fencing, landscaping, and added trees and shrubbery for the benefjt of our guests and neighbours.

Timelines

These one-storey units are much quicker to install, ensuring our clients can access the rooms when they need them (Spring, 2019). This revised proposal allows us to meet our clients’ deadlines. Any delays to the lodge expansion, will result in project delays which could have negative economic impacts on the community.

Economic Viability for Major Projects

The fundamentals of the economy have changed since we fjrst proposed the lodge; it was intended to support the needs of the 5 major projects proposed for the region. We’ve had to be fmexible to achieve viability of the lodge for us and for our clients; in 2016, we needed to adjust our approach to be better align with current economic drivers and, while the fjnal investment decision in October 2018 is very positive, the cost sensitivities remain.

· Civeo acquires property within the DoK with specifjc plans to create workforce housing infrastructure. · Civeo is approved for zoning for 2154 beds at Sitka Lodge. · LNG Canada announces intent to build LNG Terminal in Kitimat. Strawberry Meadows Road Infrastructure ($25 Million) Civeo constructed permanent road infrastructure, safe intersection, paving, curb and gutter as well as all sewer and utilities services along Loganberry Avenue to the tune of $25 million+. The District of Kitimat as well as our neighbours with the surrounding community had benefjted, and will continue to benefjt from this improved transportation corridor. Haisla Nation Partnership Civeo is proud of the partnership we’ve built with the Haisla Nation. In keeping with our commitment to Mayor and Council within the DoK, we are also proud to have created local employment opportunities for Haisla youth and other members, employing more than 50% of current staff at Sitka Lodge from the Haisla Nation.

Land Donation to Kitimat General Hospital Foundation (Assessed Value: $440,000) The Kitimat General Hospital Foundation is working with Northern Health and the BC Housing Corporation to create a dementia care facility in Kitimat that will augment both the services of Delta King Place and Mountain View Lodge. Civeo was proud to donate the property to the Hospital Foundation to create the conditions for this important community resource project to proceed. This land was originally intended to house recreational amenities that would later be donated to the community, but through consultation, it was decided that this land was best used to support Kitimat’s aging population and address a gap in current community amenities.

Architectural fencing, being installed currently, with provide an aesthetically pleasing screen from the street, and added privacy to our guests. Strategically placed trees, shrubs and garden beds will also add visual appeal, and provide additional shielding.

PHASE 2 STREET VIEW

The expansion utilizes one-storey units, which better integrate with the surrounding residential homes, ensuring Sitka Lodge feels like a natural addition to the community. One-storey units are also easier to install, and remove, allowing Civeo to right-size the facility as demand tapers. This ensures a supply equilibrium in the market and prevents an inventory glut.

PROPOSED 1,100 ADDITIONAL ROOMS

All street facing units will adhere to a colour palette consistent with the Kitimat Community Plan. As you can see here, the aesthetic of the proposed units differ signifjcantly from the construction facility currently on site. This construction facility is scheduled to be removed by 2023, at which point, that section of the property will be seeded to provided added green space.
