Bottom Line: Association will renew the 8.6% Calendar Year 2017 Special Assessment for CY 2018 = $ 100 per year Association will levy additional CY 2018 Special Assessment of $25 per quarter or $100 per year for CY2018 Effective 1 JAN 2018: Dues are $1200 Per Household, per year 1) Aging Infrastructure is impacting critical utilities:

  • $ 7000 to stop tree based water leak 7476 APC
  • $46000 bill to Repave, Stripe and Mark CPC
  • $ 2600 annual pest control bill

2) Removal of Trees pushing up sidewalks at 7401 and 7430 APC

  • Reclamation of 7476 APC corner
  • Trees and Land at 7466/7470 APC (after tree removal)
  • Reclamation of 7401/7430 APC

3) Removal of ¼ Timber Wall CPC, removal of stumps, reclamation 4) Sidewalk repair based tree root impacts not yet factored…. Justification: $7800 Significant Board Concern that LPW will not fiscally survive major infrastructure challenges without dues increases… All extra funds (if they exist) are funneled to the Reserve
