Land Release

  • 126 single residential blocks for sale by Public Ballot.
  • Block list is published in the sales brochure and on the

Interactive Map on the LDA website.

  • Land Rent is available to eligible purchasers buying blocks

valued at $300,000 or less

  • You can only purchase one block in this release.
  • Block details including any easements, block dimensions and

contours are in the Taylor Housing Development Guide.

Ballot Process

  • Online applications are now open.
  • You must register by 4pm Monday 20 February 2017.
  • You or a related party to you can only apply once.
  • All names you require on the lease MUST be included on the

application form and all details must match your photo ID

  • You must elect Land Rent in your registration to be

considered for a Land Rent lease.

  • After you submit your online application form you will receive

an email confirming your application.

  • Your confirmation email will include your Ballot ID number.

Ballot Process

  • Related party checks will be completed by the LDA’s solicitor

prior to the ballot draw.

  • You will be contacted if there are any discrepancies with your

registration.

  • You will be notified via email by Wednesday 15 March 2017 of

your place in the draw.

  • You will need to RSVP by 4pm Monday 20 March 2017 if you

wish to continue.

  • Only people who confirm their continued interest by this date

and time will be allocated an appointment.

Block Selection

  • Block selection will commence on Wednesday 29 March 2017.
  • Appointments will be allocated in the order of the ballot draw.
  • The first 126 appointments are guaranteed a block selection.
  • If you are unable to attend you can appoint an agent to act on

your behalf.

  • You should make a list of your block preferences prior to your

appointment in case your first choice is selected by a purchaser with an earlier appointment.

  • You will be required to exchange contracts immediately after

you have selected a block.

Purchasing Requirem ents

  • You will need to pay a 5% deposit at block selection. A 10%

deposit is required if you are paying by deposit bond.

  • Cash will NOT be accepted and you will not be permitted to

leave the venue to arrange your payment.

  • If your payment is more than the required amount this can be

credited towards your settlement or the LDA can arrange for a refund of the difference.

  • Proof of identification and address is required at block

selection for everyone you wish to have listed on the lease.

  • If you are appointing an Agent they will also need to bring a

completed Appointment of Agent Form, a copy of your ID and their own ID.

What Happens After Block Selection?

  • Stamp Duty is payable prior to settlement. Please confirm

exact timing with your solicitor

  • Please check the Estimated Date Range for Works for each

block as some for some blocks may settle by 30 June 2017.

  • The details entered into the Contract will be used to complete

the Crown Lease.

  • You will have 30 days to settle after the LDA issues your

lease.

  • You are responsible for fencing your block after settlement.

  • You should speak to your bank and/or a financial adviser for

information specific to your situation.

  • You should ensure you have read and understand the sales

documentation for this release including the Taylor Housing Development Guide.

  • The LDA strongly recommends you appoint a solicitor.
  • You should speak to a builder/architect about what you want

to build and to help you find a block that meets your needs.
