  • 1. Observation: The continuous upper level circulation path is a positive attribute.
  • 2. Observation: The tighter Communal Courtyard is a positive attribute.
  • 3. Observation: The north and west corridor access to the cafeteria is a positive attribute.
  • 4. Observation: The auditorium’s sloped roof plane is less visible from the main entrance /

south elevation.

  • 5. Observation: I think that the café is better located in 4A, as compared to 4B, i.e.: looking
  • ut onto the main courtyard
  • 6. Observation: The east wall of option 4A is more attractive (form both the exterior and the

interior) than Option 4B

  • 7. Observation: Locker rooms s/b on same level as gym especially if move receiving and

custodian.

  • 8. Observation: Moving the kitchen and Wellness will free up space inside plaza maybe

culinary arts should move to north of cafeteria allowing access to café and gym for concessions at events. Or to ceramics area to serve at auditorium events, move ceramics to first floor art room and art room up to drama room, drama uses auditorium and black

  • box. Culinary can get deliveries once a week both these locations are close enough to

work with Cafe staff. Both locations can share outdoor dining with cafeteria. Life skills can be go into old culinary slot. 4A Questions

  • 1. Question: Locker Rooms are on the second level?

Response: Yes, there are lockers rooms, a fitness room, yoga/heath classroom, PE and AD offices and a trainer located on the second level with dedicated stairwells to the gym and outdoor. The Physical Education (User) group review the plan and had no concerns with this arrangement.

  • 2. Question: With the removal of E and F buildings, what are the new dimensions of the

courtyard? Possibly too large of area? Response: Refer to attached concept drawing for courtyard dimensions and comparison.

  • 3. Question: Gymnasium is located from courtyard by kitchen and cafeteria so folks have to

go through the café after larger gatherings to get outside…not the best solution. Response: The cafeteria serves as a reception space to the gym. Unless there are simultaneous events occurring gym and auditorium, the cafeteria would be open for students/and or visitors to directly access the internal courtyard.

  • 4. Question: All prior 4A plans showed retaining 74% of existing buildings now this latest

iteration is reduced to 60% an almost a 20% reduction for the same plan? Repay more roof and window renovation grant money and less renovation incentives. Why wasn't this pointed out to Committee? Response: Initial percentages were based overall existing building footprints prior to plan

  • development. The Gym basement level has been removed from the calculation as

discussed with the committee and floor plans have been refined to reflect the current 220,350 gsf of building. This percentage will continue to be refined during Schematic Design.

  • 5. Question: Can't we get more usable space out of old auditorium second floor in

particular. Response: Any additional square footage infilled into the upper area of D BLDG would be considered new. The proposed program space of Robotics and Blackbox presentation space in D BLDG require double height ceiling space. At this time, we do not see additional usable space available in D-BLDG.

  • 6. Question: Old auditorium was supposed to be student center but no student space on plan

where is their hang out space? Response: Hang out space is within the gross area, i.e. non-program space, of hallways and/or nooks to be defined in the Schematic Design Phase. The student center consists of the Black Box/Presentation, Student Seminar and SPED spaces as described in the education plan.

  • 7. Question: Receiving ??? This seems like a busy corner on the inside Security is an issue.

We have no control over who these delivery drivers are no CORIs it appears they will have to navigate through student occupied areas (students going from gym to fields, life skills (our most vulnerable students) Cafe deliveries must be transported by delivery person to freezer or fridge. Maybe move to something like 4B plan but cafe seating in same place with Kitchen and serving narrower and longer and receiving and custodian on south east corner of gym? Deliveries directly to Kitchen no student contact necessary. Main community access still between N bldg. and new kitchen. Response: The loading dock, receiving and kitchen are all back of house programs and are isolated from student area. All doors at the loading areas will be locked and require vendors for school and food service deliveries to request access.

  • 8. Question: What is the sf of the math rooms look smaller that 850sf

Response: All general classroom spaced be align with the template at 850 sf.

4B Observations

  • 1. Observation: Locker Rooms are at the ground floor, a positive for access to fields.
  • 2. Observation: I think the outside entry to the auditorium module needs to be obvious,

welcoming and attractive architecturally. This is the formal “front door” to the school for visitors, parents, etc. and should be easy to spot and convey a sense of place. Absent the elevations, it looks like 4B may have the better potential for this entrance.

  • 3. Observation: The auditorium stairs and toilets at the east end of the building encroach on

the main hallway causing a bottleneck Response: This can be addressed in the Schematic Design Phase

  • 4. Observation: Gym ideas: A.) I think Option 4B is a better plan for this corner, with

lockers on same level as gym with Wellness/Trainer/OT/PT over lockers with views of

  • field. Or B.) Put lockers in north end of gym (yes shrink gym footprint) this could help

increase the MSBA effective rate. Can put permanent bleachers over lockers with lower safer folding bleachers below to court. Obviously in sections so not to block locker or

  • ffice access. (maybe more storage or usable space under high end of bleachers?) Or C.)

Put Wellness/Yoga/trainer/OT/PT above lockers and have lower pull out bleachers on both side of basketball court. PE has larger Wellness and extra "Yoga room" to use. If decrease the fieldhouse with Lockers and Wellness plan to build an indoor track around the Tennis Courts and put all under a bubble in the future. 4B Questions

  • 1. Question: In the case of non-school use of the auditorium, no space for refreshments, etc.

Response: The cafeteria would typically serve this function. If the school is in session while auditorium is in use by the public, a second serving area can be evaluated during Schematic Design

  • 2. Question: Any thought to an entry on the SW corner of the auditorium with a vestibule?

I see a covered area off the woodworking and metals area. Response: The entry at the SW corner the back of house entrance of the theatre, not for the public. The secondary entrance for the PAC would be the main entrance adjacent to administration.

  • 3. Question: Is there gym access to the courtyard at the NW corner?

Response: Access can be provided in the NW corner

  • 4. Question: Are there adequate toilets for 750 users in the auditorium

Response: Quantities of toilets and locations will be confirmed and developed during the Schematic Design Phase.

  • 5. Question: Why did the designer note “less protected circulation” in 4B?

Response: Option 4A provides a continuous protected area at the first floor (overhead) and interior enclosed space at the second level at new central bridge connection into D- BLDG and enclosed access at first and second floors west of the gym. 4B is a similar condition to today where circulation is exterior. An overhead canopy is provided between E-BLDG and D-BLDG in option 4B.

  • 6. Question: Can the auditorium be moved toward the parking lot to allow for the cafeteria

to be moved between the gym and the auditorium so that it is more directly on the courtyard? Response: The auditorium cannot align with the cafeteria fully due to the location of the town water main, however it could shift 35 feet east for a slightly improved alignment with the café.

  • 7. Question: If we decide on a basic preference, can’t the design team make some positive

adjustments (move auditorium bathrooms closer, make sure there is freight/delivery access, etc.) as needed to address some of the concerns? Response: Yes, these adjustments can occur and are expected in the Schematic Design Phase.

  • 8. Observation: Did not adjust new service area from 4A to connect to receiving area on east side
  • f Gym.
  • 9. Question: Access to OT space?

Response: Access will be provided to OT as the plans progress. It is configured as an

  • verall suite as suggested by the PE and Special Education Group.
  • 10. Observation: Office space
  • 11. Observation: Student center
  • 12. Observation: Main Office and Guidance sf

Response: The proposed square footage of Administration and Guidance is 4,477 sf compare to the existing 4,358 sf.

  • 13. Observation: Café move west and receiving/custodian south
  • 14. Observation: Life skills move to culinary, culinary to ceramics, and ceramics to life

skills.

  • 15. Question: Bathrooms for auditorium balcony? Seem way out of the way?

Response: Restrooms serve the upper balcony level in this option. If a balcony configuration is the final design for the 725-seat auditorium, we would expect a 1/3 of the seating on the upper level and requiring toilets.

7B Observation

  • 1. Observation: Should have moved buildings down so first bldg. is over tennis courts (which can

be relocated anywhere else for $400,000). This would allow all parking to be south of building and parking can be expanded east and shortened up north.

Response: The advantages and disadvantages of removing the tennis courts was discussed at the SBC meetings. It was determined any new options should avoid the tennis court area.

  • 2. Observation: All prior plans had this plan retaining 72% of existing bldgs. How did it get

reduced to 60% how did the calculation change?

Response: This is all new construction with no portion of the existing school to be retained.

  • 3. Observation: Looks like there can be 10 classrooms to every dept. office not enough office

space if a teacher doesn't own their classroom.

Response: The Department Offices spaces provided align with District's needs and as submitted to the MSBA.

  • 4. Observation: Band room seems to small

Response: The band room is sized per the latest space template.

  • 5. Observation: TV Studio gets to much outside foot traffic to be on the second floor.
  • 6. Observation: Might as well be a square building with a courtyard. Just won't get that

same campus feel as the other two options. 7B Questions

  • 1. Question: Lockers should be on same level as gym. Why are there two offices for PE?

Response: There are three offices and a health instructor’s office on the latest template. This is the desired number of offices associated with PE/Athletics.

  • 2. Question: No student center?

Response: In this configuration, the student center program can be located near the library and adjacent to Business Technology program. General Observations – All Options

  • 1. Question/ Observation: Rooftop pergola and outdoor classroom are open to the north and

northeast for the coldest wind. Response: The concept is to provide more controlled outdoor space for program use and capture views. Environmental concerns and precautions, i.e. weather, winds, solar exposure can be evaluated during the Schematic Design Phase.

  • 2. Question/ Observation: Is there a problem with having rooftop area for student use at this

elevation? Response: Access to the area noted on the plan is at the second floor. Rooftop access for student use is common in school projects. The design team typically installs guardrails 6 inches higher than that required by code.

  • 3. Question: Both schemes have 2 locker rooms. Is this sufficient and do they have

showers included in those spaces? Response: Both schemes have space allocated for Locker Rooms – Boys /Girls w/ Toilets directly form the MSBA guidelines at 5,068 sf combined. Two gender-neutral locker rooms at 200 sf each have been provided during the Preferred Schematic Phase of this

  • project. Showers will be provided within the overall square footage. This level of detail

will be determined during Schematic Design.

  • 4. Question: Both have designated “outdoor dining” that is facing NNE, again how desirous

is that in the majority of the school year? Perhaps the use of a light roof and roll up doors to separate the area form the courtyard and the building? Response: Outdoor dining has been noted on the both concept plans. This program element would need to be explored to greater detail in Schematic Design to determine if it’s feasible.

  • 5. Question: Can parking be brought closer for the elderly users of the campus?

Response: Yes, and to be evaluated during Schematic Design. The traffic/parking study is in process and will inform site design with adequate parking. Per code, there must be a minimum of 5% dedicated Handicap parking spaces distributed throughout the site and no further than 200 feet from the entrance.

  • 6. Observation: The Student Center in 4B.

Response: The student center is centralized in both 4A and 4B.

  • 7. Observation: Both 4A and 4B preserve the existing athletic fields
  • 8. Observation: Both 4A and 4B preserve the Town’s water main
  • 9. Observation: Both 4A and 4B’s Science and Math Block may mitigate the winter’s north

wind

  • 10. Observation: Both 4A and 4B’s Science and Culinary Arts classrooms to the green Roof

Area for gardening. That night be one of the nicest areas on campus.

  • 11. Observation: It is unclear which of the options provides the better location for the “Life

Skills” space, i.e. Is there an advantage to locating the space adjacent to Administration as shown in Option 4B? Response: The Life Skills should be on a main circulation corridor as shown in both

  • ptions. The program supports developing functional skills and provides opportunity to

engage the general education population through transactions associated with the student store.

  • 12. Observation: There is a large mechanical space shown on Level 2 in Option 4B, but no

similar space shown in Option 4A? Please Explain. Response: Mechanical areas will be established during the Schematic Design and Design Development Phases of the project.

  • 13. Observation: A total of 929sf for staff lunch/work area seems small for collaboration

Response: This aligns with the MSBA guidelines.

  • 14. Observation: The two robotics rooms should one be titled computational math, coding,

artificial intelligence, fabrication…. lab? Is the wall removable between the two rooms? Response: There are separate spaces with different functions. The design team will rename spaces if the district desires to do so.

  • 15. Observation: Teacher offices seem to few if classrooms are to be shared more and teacher

need office space to prep while class rooms are in use more. Bldg. c & A looks like each 250-sf office will be shared by 4 teachers. No office space in B bldg. 500sf office for Science dept. 0sf for math dept. 5 separate offices for PE/trainer/AD. Art shares 500sf, performing arts share office sf not specified. Response: The Department Offices spaces allocated align with District's needs and as submitted to the MSBA.

  • 16. Observation: Hard to tell if enough bathrooms.

Response: Toilet counts, and locations will be developed in Schematic Design.

  • 17. Observation: I don't follow the traffic flow thru this entire northeast corner.

Response: Thru traffic for general students, staff, and public do not circulate around the entire building. Service use and traffic end at the northeast corner and vehicular gate is located just beyond this area to restrict cars from circulating during school hours. General Questions – All Options

  • 1. Question: New plaza between academic and synthetic field? I don't recall talking about it,

what is meant to go there? Is it covered? Can't really tell what is happening in the plazas. If only putting in walkways on plans not sufficient students and staff will walk on landscaping to get from one bldg. to another. Response: The plaza was discussed in multiple SBC meetings and the intent is too provide pedestrian friendly access to the field void of cars. Particular functions will be developed in the Schematic Design Phase

  • 2. Question: Do we have comments from staff by department?

Response: The plans and space template reflect dialog with the staff. The visioning session and notes and educational plan produced by the district reflects the desired adjacencies and types of space. The MSBA space template attached reflects the size and quantity.

The space template and preliminary design options were discussed with representatives from each department during the Preferred Schematic Design Phase.

  • 3. Question: How does the proposed parking spaces compare to current? If East lot is the

same there are estimated 191 other new spaces (no handicapped noted) to replace about 210 existing. Did not count the event parking on north side of because it was stated that it's not available during school hours. Response: The traffic/parking study is in process and will inform site design with adequate parking.

  • 4. Question: No bathroom in nurse's office?

Response: There are toilets designated for the nurse’s suite. Refer to the template.

  • 5. Questions: Where is the increased Storage?

Response: Storage square foot allocation aligns with the MSBA space template

  • 6. Questions: Any single use bathrooms? Nauset has a strong LGBTQ presence and

awareness. Response: Single use toilets and location will be developed in Schematic Design

  • 7. Question: Drop Off area is this meant for buses? Drop off and pick up? It is no where

near big enough currently all drop off happens in this area (buses more staggered coming

  • in. But pick up fills along G bldg. and the south of N & E bldgs.

Response: The traffic study is in process and will inform site design with adequate stacking area

  • 8. Question: There is no space for Lower Cape TV

Response: Office space for four employees of Lower Cape TV will be provided as discussed at the May 30, 2019 meeting at district office.

  • 9. Question: What is a Scramble Service?

Response: The scramble service area is associated with the kitchen. It is where students are served food. Typically consist of various food stations, beverage coolers and cash

  • registers. This can be a “line type” or open “food court” configuration.
  • 10. Question: No space has been identified as facility director?

Response: It is currently on the MSBA space template under custodial. This office can be located within the Administration Suite if desired.

  • 11. Question: Main Office and guidance sf not specified how does this sf compare to current
  • sf. Both areas need at least one-two conference spaces. No bathrooms close to these

densely populated areas? Response: Refer to space template. There is a dedicated guidance conference room and a dedicated guidance conference room. Toilets will be provided.

  • 12. Question: No office in Kitchen? How does sf compare to current sf (Kitchen, Serving,

cafeteria?) Response: A kitchen office will be developed along with the kitchen layout in Schematic design

  • 13. Question: Does TV station occupy same space in B bldg.?

Response: No. Office space will be provided for four employees of LCTV with access to the student TV studio and a separate outside entrance.

  • 14. Question: N bldg. Drama and Fashion what is the % use of these art rooms? With 4

classes per day max with A & B days that’s 7 separate classes (1 rotating) for 100% use 5.95 for 85% use. Drama & Fashion share space w/ Drama also thought in their natural element... Black box and or auditorium? Response: The drama and fashion meet the criteria as dedicated spaces and are accounted for in the space template. The Preferred Schematic Design Phase report capture these as stand-alone programs that need their own spaces and cannot utilize the Black Box/Presentation or the auditorium.

  • 15. Question: Kitchen has to consider future changes (No Plastic) this would mean plates and

silverware more washing and storage. Response: OK. There will be meeting with the kitchen director to establish needs in Schematic Design

  • 16. Question: Kitchen we have a composter in café does new flow account for this.

Response: There will be meeting with the kitchen director to establish needs in Schematic Design.

  • 17. Question: Planned locker sf vs. old?

Response: The existing locker area is 6,250 sf. The proposed for boys/girls is 5,068sf. In addition, two gender neutral spaces have been added totaling 400 sf. The MSBA will review and determine if these additional gender-neutral locker spaces will be reimbursable.

  • 18. Question: Any hand washing stations in cafeteria?

Response: The toilets adjacent to the cafeteria serve this function. Additional hand washing stations within the cafeteria can be evaluated during Schematic Design.

Option 7B reimagines the campus as a effjcient cluster of buildings located on the existing track and fjeld. Community spaces and art studios occupy a compact wing shared with

  • Administration. While directly adjacent to the main

entrance, the remote location of Administration and Guidance does not refmect the adjacency diagram at left. Toward the rear of the site, a series of parallel academic buildings are arrayed around a courtyard enclosed by the Library to the

  • east. The Library bridges the interface between

the public and academic spheres, opening onto both the academic and communal courtyards. Surrounded on all sides, this site provides the most integration with and best access to athletic fjelds. Advantages
